The investor behind the coaching.

Ilse Wolfe is a New Zealand property investor and property investment coach based in Auckland. She is the founder of Wolfe Property, a 1:1 property investment coaching business that works with investors across New Zealand and Australia, and the creator of Cashflow Hacking™, a renovation framework that lifts rental income and property value at the same time.

She started at 22 with $5,000 from a credit card and built a portfolio of more than 30 rentals, worth over $20 million, before she turned 40. She has now overseen more than 500 renovations and more than $150 million in property transactions, for her own portfolio and for clients.

Ilse has been profiled by NZBusiness, BusinessDesk and NZ Property Investor magazine, interviewed by the NZ Herald, 1News and Newstalk ZB, and has appeared on the NZ Property Market Podcast, Keep The Change, Lighthouse Financial and the Property Academy Podcast. Renovation-led, cashflow first.

Cashflow Hacking™

Cashflow Hacking™ is Ilse's six-principle renovation framework. Each principle is a deliberate change to a property that lifts the rent, so the property pays its way from day one, the valuation jumps, and the bank lends again for the next purchase. It is the BRRRR method (buy, renovate, rent, refinance, repeat) built around rental income rather than capital gains, and it lets a client calculate the equity uplift, rent and cashflow of a project before the property is purchased.

Why cashflow, not capital gains

Ilse learned the hard way that on-paper wealth does not pay the bills. After buying three inner-Auckland properties in six months she was topping up the mortgages by $60,000 a year, and the bank would not lend any more. The fix was to make every property pay for itself, which is the philosophy Wolfe Property still runs on: the portfolio should fund your lifestyle, not the other way around.

Ilse began coaching in 2020, originally in partnership with Opes Partners as Opes Accelerate, and rebranded as Wolfe Property Coaching in 2023. The business runs from Takapuna, Auckland, with two coaches, a former registered valuer analysing every multi-unit deal, and an operations team behind them.

Wolfe Property offers two 1:1 coaching programs: Accelerate for single-dwelling and duplex projects, and the Multi-Unit Boardroom, New Zealand's only coaching program dedicated to multi-unit properties. A Hands-Free option runs the search, due diligence and renovation for clients who have the equity but not the hours.
