Property Investment Coaching NZ: Costs, Providers Compared and How to Choose (2026)

Property Investment Coaching NZ: Costs, Providers Compared and How to Choose (2026)

Property investment coaching in New Zealand costs anywhere from $8,000-$35,000 for single-dwelling programs, with specialised multi-unit and fully-managed services running up to $70,000. The main providers are Wolfe Property, Property Apprentice, Ronovationz, AssetLab, Wealth Mentor, Steve Goodey, West Property Coaching and Opes Partners, and they differ far more in strategy, format and who pays them than they do in price.

Property investment coaching is paid, ongoing guidance from an experienced investor on finding, funding, buying and improving investment property. It is different from a course, which teaches theory, and from a property investment company, which recommends you specific properties and is usually paid by the developer.

First, the obvious thing: I run Wolfe Property, so I'm not a neutral referee here.

But almost every week someone on a discovery call asks me how we compare to the other coaching companies, and I'd rather answer that question properly, in writing, with real numbers, than have you piece it together from old forum threads.

The truth is each of these coaches has a completely different investment strategy, so they will naturally appeal to some and not others. Some of them I'd happily recommend for the right investor. They're just built for different people than we are.

What each provider actually does

Wolfe Property

Wolfe Property is a 1:1 property investment coaching company founded by Ilse Wolfe, who built a $20 million portfolio from a $5,000 start and has overseen 500+ renovations and more than $150 million in property transactions. The strategy is renovation-led BRRRR with a cashflow-first design: renovate to lift the rent first, so the deal produces a significant equity uplift and the cashflow to hold it at the same time.

Coaching is 1:1 on the client's real deals, with a Hands-Free option where the Wolfe team runs the search, due diligence and renovation. Wolfe Property is the only NZ provider with established Power Teams of builders, agents and property managers in every major centre from Whangārei to Dunedin, which is why 90% of clients buy outside the city they live in.

Accelerate (single dwellings and duplexes) costs $25,000-$35,000 including GST and the Multi-Unit Boardroom program, New Zealand's only coaching program dedicated to multi-unit properties, costs $50,000-$70,000 including GST. Best suited to investors with usable equity who want to buy wherever the numbers work, and to experienced investors moving into multi-unit. Not built for people who want classroom-style group learning.

Property Apprentice

Property Apprentice is an Auckland-based property education company run by Paul and Debbie Roberts; Debbie is a qualified financial adviser. The strategies taught have included "no money down" deals, renovations and lease options. The format is the most classroom-style on this list: a 10-week course or a 3-day intensive, followed by ongoing coaching.

Programs cost around $9,200-$11,500 including GST, with advice fees on top. Best suited to beginners who want structured, lecture-style learning before they buy.

Ronovationz

Ronovationz is an Auckland coaching business built around one specific strategy: buying in central Auckland and adding a bedroom within the existing floor plan to lift the rent and value. The format is a lifetime membership with on-the-road property visits.

Membership costs around $21,900-$28,750 including GST. Best suited to investors who want to stay in central Auckland; the trade-off is one strategy in one city, with central Auckland entry prices and lower yields.

AssetLab

AssetLab is an Auckland-based education company that teaches flipping (buy, renovate, sell), often using joint ventures to pool capital, and many of its graduates move to buy-and-hold later.

Programs run online or in person and cost about $12,000 online or $25,000 in person, including GST. Best suited to investors whose goal is short-term trading profit rather than building a rental portfolio.

Wealth Mentor

Wealth Mentor is an Auckland-based financial education company. Rather than one dedicated coach, it runs education programs and pairs each client with a mentor from its network of investors, most of whom came through the program themselves, across strategies from buy-and-hold to boarding houses and flips.

The cost is around $25,000-$28,750 including GST. Best suited to investors who want a broad education first; the trade-off is that the experience depends heavily on which mentor you are paired with.

Steve Goodey

Steve Goodey has been a full-time property investor since 1999 and coaches flipping, boarding houses, development and buy-and-hold, mostly in Wellington and the lower North Island. Day-to-day coaching is delivered by his team rather than Steve himself, so it is worth asking exactly who you will be working with.

Reported fees are around $30,000 plus GST ($34,500 including GST). Best suited to lower North Island investors who already have a deal or two behind them.

West Property Coaching

West Property Coaching was launched in 2025 by Peter West, a hands-on investor. The strategy is buy a tired standalone house, renovate, repeat, with a headline target of $60,000-$100,000 of immediate equity gain per deal. There is a Launch coaching program and a Hands Off service where his team sources and renovates the property for you.

Pricing is not published on the website; reported fees are around $25,000 plus GST for Launch ($28,750 including GST) and $35,000 plus GST for Hands Off ($40,250 including GST). Best suited to investors focused on equity gain from standalone houses.

Opes Partners

Opes Partners is a property investment company rather than a coaching company, but it is the alternative most people compare coaching companies to, so it belongs here. Opes pairs you with a financial adviser who builds a plan and recommends new-build investment properties nationwide. It is free to the investor because the developer pays Opes a fee when you buy.

It is a different product from coaching: you are being recommended stock, not taught to find and create value yourself. Wolfe Property started life as Opes Accelerate before going independent in 2023. Best suited to investors who want a hands-off new build with no renovation and no fee.

Which coach suits which investor

If you are deciding on fit rather than price, this is the short version:

  • Complete beginner who wants a course first: Property Apprentice or Wealth Mentor.

  • Want to flip for short-term profit: AssetLab, or Steve Goodey in the lower North Island.

  • Want cashflow and equity from the same deal, and the freedom to buy anywhere in NZ: Wolfe Property.

  • Experienced and ready for multi-unit: Wolfe Property Boardroom is the only program built for it.

  • Want a hands-off new build and no fee: Opes Partners, with the developer paying.

How to choose between them

Don't start with price. Start with these seven questions:

  1. Hold or flip? If you want to sell for short-term profit, AssetLab is built for that. Everyone else on this list, including us, teaches buying, renovating (or building), and holding.

  2. Where can you buy? This is the question most people skip. If your coach's deals, trades, and networks only work in one city, your strategy is limited to that city's prices and yields. Ask any coach: "If the best deal is in Christchurch and I live in Auckland, can you actually support me to do that project?"

  3. Classroom or 1:1? Some people want the lecture series first. Others want a coach in their corner on real deals from day one. Neither is wrong, but they're different products at similar prices.

  4. How much time do you actually have? Some programs assume you'll do the legwork yourself. If you're time-poor, ask whether a hands-free option exists where the coach's team runs the search, due diligence, and renovation while you make the key decisions.

  5. Who finds the deals, and who's paid by whom? Ask whether the coach receives commissions from agents, developers, or trades. If they do, you're not the only client in the transaction. Free is never free; someone is paying, and it shapes what you get recommended.

  6. Who, exactly, will you be working with? Research the specific people who'll be mentoring you, not just the brand. Search their names, look at what they've actually bought and renovated recently, and meet them before you pay. You're buying a multi-year relationship with a person, so do the same due diligence on them that you'd do on a property.

  7. How long have they been doing this, and how many renovations? Ask how long the coach has been doing this full time and how many client renovations they have actually completed. Anyone can talk strategy. A coach who has run a hundred renovations knows what goes wrong in week three, and that is what you are paying for.

Where Wolfe Property fits

We built Wolfe Property around one belief: the best deal is rarely in your backyard, so your coach shouldn't be stuck there either.

We're the only property coaching company in New Zealand with established Power Teams of builders, agents and property managers in every major centre from Whangārei to Dunedin. That's what lets our clients buy and renovate anywhere the numbers work: 90% of them buy outside the city they live in. I've now overseen 500+ renovations and more than $150 million in property transactions, for my own portfolio and for clients, and that experience is what the coaching runs on. You can read my full profile and media appearances here.

Three more things set us apart:

  • Boardroom is New Zealand's only coaching program dedicated to multi-unit properties (typically 3-12 units on one title). Multi-units have higher cashflow and equity gains. If you're an experienced investor and ready for multi-income assets, there isn't another coaching option built for it.

  • Hands-Free exists for people who have the equity but not the hours. We run the search, negotiations, due diligence, and renovation management while you make the key decisions. It's the option our busiest clients (CEOs, professional athletes, All Blacks among them) use.

  • No commissions or kickbacks. We're paid by you and only you. No incentives from agents, developers, or trades.

Our single-dwelling and duplex coaching (Accelerate) is $25,000-$35,000 (including GST) depending on the option, and our multi-unit program (Boardroom) is $50,000-$70,000 depending on whether you run the project or we do. Most clients fund the fee through usable equity. We're not the cheapest on this list, and we're not trying to be. We're built for investors who want to follow the numbers nationally and have real support on the ground when they do.

Common questions

How much does property investment coaching cost in NZ?

Group and classroom programs start around $8,000-$12,000. Dedicated 1:1 coaching on single-dwelling projects typically runs $25,000-$35,000 including GST. Multi-unit and fully-managed services sit at $50,000-$70,000, because the deals are bigger and so is the work. Developer-paid advisers such as Opes Partners are free to the investor. Don't judge the fee against other fees; judge it against the equity target of the project it's attached to. A $70,000 fee on a project targeting $500,000+ of equity uplift is a very different question from a $10,000 course you never act on.

Is property coaching worth the money?

Measure it against what mistakes cost in property, because they're brutal. Buy the wrong property, or spend $60,000 on a renovation that only adds $40,000 of value, and you've lost more than any coaching fee without even noticing. Avoiding one mistake like that pays for the program on its own. And on the other side, the right deal with the right renovation is designed to create equity uplift worth several times the fee. The only people coaching doesn't pay for are the ones who pay and then never buy anything.

What is the difference between a property coach and a property investment company?

A coach teaches you to find, fund and improve deals yourself and works alongside you on them; you pay the coach. A property investment company recommends you properties, usually new builds, and is paid by the developer when you buy. Both can work. The question is whether you want to own the skill or outsource the decision.

What is the difference between a property coach and a property course?

A course teaches the theory in a group, usually over a fixed number of weeks, and you apply it yourself afterwards. A coach works with you on your actual deals, your actual numbers and your actual lender, usually 1:1, for the length of a project. Courses are cheaper up front; coaching is where most people get their first deal over the line.

Who are the main property investment coaches in New Zealand?

The main providers in 2026 are Wolfe Property (renovation-led BRRRR and multi-unit, 1:1, nationwide Power Teams), Property Apprentice (classroom course then coaching), Ronovationz (central Auckland add-a-bedroom), AssetLab (flipping and joint ventures), Wealth Mentor (mentor network), Steve Goodey (flips, boarding houses, development), West Property Coaching (renovation for equity on standalone houses) and, as a developer-paid alternative, Opes Partners.

What are the red flags when choosing a property coach?

Guaranteed returns, pressure to buy the coach's own stock, undisclosed commissions from developers, and "one size fits all" strategies that ignore your equity, income, and goals. Be cautious of anyone who can't show you real, recent client projects with full numbers, or isn't willing to let you talk to existing or past clients.

Can I do this without a coach?

Yes, plenty of people do. The honest case for coaching is speed and error-avoidance: my early mistakes cost me hundreds of thousands of dollars, and I had to learn the serviceability trap the hard way. You're paying to skip those hard times and piggyback off someone else's experience and mistakes.
